Abstract
There is no gainsaying that an average Nigeria on the street today desires not only to have shelter, but the ownership of real property for various purposes . However, lending institutions and some members of the public have expressed concern over the reliability of conveyancing practice in Nigeria. During the past two decades, the law courts in Nigeria have experienced an upsurge in the number of litigation over ownership and transfer of title in property, particularly in land. Dealings in land take different forms and involve various groups of participants coupled with the attendant problems which do manifest during the transfer of title. The present situation of conveyancing practice in Nigeria raises some fundamental questions, and it would be imprudent to ignore the fact that our present conveyancing regime is vulnerable to isolated acts of dishonesty that can have consequences of a magnitude far beyond those in the reasonable contemplation of practicing lawyers. Therefore, the rationale for this paper is to identify some of the problems confronting conveyancing practice in Nigeria and proffer requisite solutions because it is expedient to know the fact that conveyancing practice in Nigeria today needs a systematized and rapid development in order to cope with the heavy thrust of the land economy.
