EXAMINATION OF INTERNAL AND EXTERNAL CONTROLS ON STRUCTURES OF REAL ESTATE INVESTMENT TRUST FINANCE OPTION IN NIGERIA

Abstract

Real estate acquisition involves giving up capital for the hope of receiving future streams of income and/or capital appreciation. Real estate acquisition can be by equity funding, mortgage loan, inheritance and traditional sources. Modern methods of raising real estate finance in Nigeria include Real Estate Investment Trust (REIT). REITs are burdened with various internal and external controls, which are a setback to their smooth operations. These researchers seek to examine these controls and address the problems created by them. Relevant data collected through questionnaire were analysed through ANOVA tool, regression analysis and SPSS 20. Analysis showed that adequate control is good but excessive controls should be amended in order to improve REITs’ performance. Changes in some structures will improve performance and make for more efficient operations. These will popularise REITs in Nigeria and increase housing stock by increasing number of REITs companies.
